Privacy policy

Scope

This policy describes how Rental Property Math handles information when you use rentalpropertymath.com, its calculators, and its embedded calculator pages. It applies to this site. It does not apply to third-party websites that link to us or to a website that embeds our calculator.

Calculator inputs

The calculators run in your browser. The numbers you enter are used locally to produce the results. They are not submitted to a Rental Property Math server by the calculators.

If you save a deal, the deal name, inputs, timestamp, and comparison state are stored in your browser's local storage. They remain on that device and browser until you delete them, clear your browser data, or use a browser mode that discards storage. We cannot access that local storage remotely.

Share links

The Share button creates a URL with the deal state encoded in the query string. Anyone with the link can decode the inputs. Treat a share link like a shared document. It may be stored in your browser history, clipboard, messaging apps, or email, depending on how you send it.

Cookies and local storage

The calculators use local storage for saved deals, the A/B comparison, and your simple/advanced view preference. Cap rate, cash flow, cash-on-cash, DSCR, hard money, and BRRRR deals use separate local storage keys, but they stay on your device. You can remove this data by clearing site data in your browser.

We also use Google Analytics 4, which may set first-party cookies such as _gaand _ga_<container-id> to distinguish browsers and sessions and measure aggregate usage. These cookies typically expire after up to two years. You can block or delete them through your browser's cookie controls; the calculators still work.

The site is a static site. It does not use a user account, session cookie, or server-side deal database.

Hosting and server logs

The site is served by a hosting provider. Like most hosting providers, it may process standard technical request data such as IP address, user agent, requested URL, referrer, and timestamp for security, abuse prevention, and operations. This data is not used by us to identify individual calculator users, and we do not combine it with calculator inputs.

Analytics

We use Google Analytics 4, a service provided by Google LLC, to understand which pages and calculators are used, how visitors reach the site, and how the site performs in aggregate. Google may process information such as the pages you view, approximate location derived from your IP address, device and browser type, referral source, and interaction events. We do not send calculator inputs, deal names, saved deals, or share-link contents to Google Analytics.

Google's handling of this data is described in Google's privacy policy at policies.google.com/privacy. You can opt out of Google Analytics with the Google Analytics Opt-out Browser Add-on or by blocking cookies in your browser.

Advertising

We do not currently display third-party advertising. If we introduce advertising, including Google AdSense or other ad networks, we will update this policy before ads run to identify the provider, describe the cookies and technologies used for ad delivery and personalization, and provide any consent or opt-out choices required by law.

Contact messages

If you email us, we receive the email address and the content of your message. We use that information to respond, correct errors, and maintain editorial records. Do not send sensitive personal or financial information in an email.

Third-party links

Guides link to primary sources and other third-party websites. Those sites have their own privacy policies. We do not control their content or data practices. When you follow an external link, review that site's policy.

Sale of personal information

We do not sell personal information. We do not share calculator inputs with data brokers or advertisers.

Children

The site is intended for adults evaluating rental property. It is not directed to children, and we do not knowingly collect personal information from children.

Your choices and rights

You can clear locally stored deals and preferences through your browser's site-data controls. If you have contacted us by email and want the correspondence deleted, email [email protected] and we will consider the request, subject to any records we need to retain for legal or operational reasons.

You can limit Google Analytics by blocking or deleting cookies and by using the Google Analytics Opt-out Browser Add-on. You can also email us with questions about this policy or about analytics on the site.

Depending on where you live, you may have additional rights under applicable privacy law. Send a request to [email protected] and include enough detail for us to understand and respond to it.

Changes

We may update this policy when the site, its tools, or applicable requirements change. The effective date at the top of this page will be revised. Material changes will be reflected on this page.
